Bri-Mor West 85th

Bri-Mor Developments is proposing a multi-use development at 862-85th St SW that will add retail, commercial and multi-family residential units to the West Springs community core, all as contemplated in the East Springbank Area Structure Plan.  This development will add critical mass to the community core to help make West Springs a viable and vibrant sustainable community.  Development Permit applications DP2010-3820 &3832 propose to develop the retail and commercial (west) portion of 862-85th St SW (about a block north of 9th Ave SW).  The rest (easterly portion) of the 5 acre site is zoned for multi-residential which may not be subject to development permit applications. These plans are consistent with the re-zoning of this parcel a few years ago.

The developer is proposing to construct this development in phases as noted on Phasing.  Bldg 4 (Phase 1) and Bldg 1 (Phase 1A) are part of application DP2010-3832.  Bldg 2 (Phase 2 and 2A) and Bldg. 3 (Phase 3) are part of application DP2010-3820.

Bldg 1 is planned for retail, Bldg 2 is planned to be primarily office space on the upper floors with retail and office/personal service on the ground floor, Bldg 3 is planned for retail plus a restaurant with outdoor patio, and Bldg 4 is planned for financial institution with a drive thru ATM.  Underground parking under Bldg 2 will primarily serve office tenants.

To put the entire site in perspective, this Shadow Plan shows how the retail and commercial (office) components relate to the ‘yet to be proposed’ multi-residential components on this parcel (condos and townhouses) and R-1 single family homes to the east.

An Information Session for public review and comment on this development was held on November 18th 2010 from 4:30pm to 7:30pm at the West Springs Free Methodist Church. Public comments were due on this proposal in November 2010.  Development permits were issued on February 22nd, 2011.

Construction commenced in the Fall of 2011.
